“先装修后付款” 可行吗? 消费者的利益能有所保障

  读者唐玫:听说最近流行一种付款方式,叫“先装修后付款”,这种方式是否可以理解为“一手交钱一手交货”的一次性两清付款呢?

  专家:“先装修后付款”并不是指装修完成后再付钱,而是将装修分工程阶段进行分期付款,而付款的前提条件是这些阶段分别验收合格。

  在实际操作中,这种新型付款方式存在一些争议,但个人认为,无论是对于业主还是装修公司而言都是有一定好处的。

  “先装修后付款”其实是改变了原本装修款的支付比例。传统的装修公司收款方式多为首付交纳55%,木工验收合格后交纳40%,完工后交纳5%;而如今普遍采用分工程阶段分期付款的方式,则是将装修分成设计、基础施工、主材施工三个阶段,各阶段按工程总预算的55%、20%和25%分期付款。

  对于消费者而言,中期款项可少支付20%,拿在手中的尾款也相应增加了20%,这意味着消费者在装修上握有更多的主动权和监控权,装修公司无法随意“拍拍屁股走人”。“先装修后付款”的方式虽是建立在刨除主材、设计费、装修管理费和工费的基础上,但消费者在最容易出现状况的装修中期至尾期时掌握有比之前多20%的款项,不仅可以减少资金压力和风险,还有助于约束装修公司,让设计师和工人在装修时更认真、更重视、更负责,提高服务质量,让消费者利益有所保障。(李盈子)
